PGT Home Additions & ADU: The Jacksonville Owner’s Guide
PGT home additions and ADU construction in Jacksonville typically run $45,000 to $130,000, and we install them with a written price locked before the first permit is pulled. Most PGT homeowners come to us because their existing patio, sunroom, or enclosed porch has hit the end of its useful life in Florida weather, and they’re weighing whether to rebuild or convert that square footage into a proper ADU. The common thread: failed glazing, rotted mullions, water intrusion at the sill, or an addition that was never flashed correctly in the first place.
We’re an independent Jacksonville contractor. We’re not affiliated with PGT, but we work with their aluminum and vinyl window and door systems daily, and we know exactly what holds up in this climate and what doesn’t.
Which PGT Models This Applies To

PGT makes several lines that show up in Jacksonville additions and ADUs. The big ones are the WinGuard series (impact-rated aluminum), SpectraGuard (vinyl), ClassicVue (standard aluminum), and the Eze-Breeze porch enclosure system. Each one has different framing depths, glazing beads, and sill designs, so a part from a WinGuard unit won’t fit a SpectraGuard unit, even if the glass dimensions are the same.
The compatibility gotcha most homeowners don’t know: PGT stamps a manufacturing code on the spacer bar between the glass panes. It’s small, but it’s there. That code tells you the glass package, the series, and the plant it came from. If you’re trying to match a replacement sash or door panel, you need that code, not just a measurement. We pull it on every service call before we quote anything.
For additions and ADU work, we default to PGT impact-rated products when the structure has glass facing an open exposure. Jacksonville code requires impact protection or shutters on new builds in wind-borne debris zones, and an ADU is a new build. We spec WinGuard or the equivalent from our documented material list, and we don’t substitute a non-impact window to shave a few thousand dollars. The inspector will catch it, and you’ll pay twice.

Signs Your PGT Home Addition or Existing Structure Is Failing
- Condensation between the panes. The seal on the insulated glass unit has failed. Once argon leaks out and Florida humidity gets in, the window’s done. Replacement is the only fix that holds.
- Soft drywall or bubbling paint at the sill or wall base. Water is getting past the rough opening flashing. This isn’t a window problem; it’s an installation problem from the original build. We see it constantly on Riverside corridor additions.
- Aluminum frame corrosion at the corners. Jacksonville’s salt air eats unprotected aluminum. PGT frames are finished, but if the finish was scratched during install, corrosion starts inside the miter joint and spreads.
- Sticking or dragging sliding doors. The rollers are worn or the track is packed with sand and debris. If you let it go, the door panel grinds the track and you’re replacing the whole panel, not just the roller assembly.
- Visible gaps at the top or sides of a door panel. The framing has settled or the original header was undersized. In an ADU build, that’s a structural issue, and it won’t fix itself. It gets worse in Jacksonville’s summer rain season.
Replacement Cost & What’s Included

For a full PGT home addition or ADU in Jacksonville, plan on $45,000 to $130,000. Here’s what’s included in our written price, every time:
- Plans and engineering stamped for Duval County
- Permits pulled by us, inspections scheduled by us
- Framing, roofing, and exterior sheathing to code
- PGT windows and doors spec’d for the opening
- Rough-in plumbing and electrical where the scope calls for it
- Insulation, drywall, and interior finish
- A job site left clean at the end of every day
If you’re repairing or replacing PGT windows or doors inside an existing addition, that’s a smaller job and we’ll give you a written price for the parts and labor separately, so you can see exactly what the material costs and what the install costs. No lump-sum mystery.
Every project we complete carries the 365-Day Done Right Promise in writing. If the work fails within a year, we come back and correct it at no charge. That’s The Garrison Standard, and it’s not negotiable.

Here’s the honest split. You can check caulking around the exterior of your PGT windows for gaps, clean the tracks, and tighten the screws on a door handle. That’s reasonable homeowner maintenance. What you shouldn’t do is try to replace an insulated glass unit, pull a mullion, or reflash a rough opening yourself. One wrong lift on a 60-pound impact sash, or one missed detail on the flashing tape sequence, and you’ve turned a $600 repair into a $6,000 water damage claim. Curtis Lane has spent the better part of thirty years in this trade, and he’ll tell you the same: scope it right the first time, the job goes a lot smoother when nobody’s surprised.

FAQs

PGT aluminum frames typically run 20 to 30 years in Jacksonville, but the insulated glass seals often fail at 15 to 20 years because of the humidity and salt air. A well-installed PGT unit with intact flashing will outlast a poorly installed one by a decade or more. Installation quality is the real lifespan number. Call (904) 337-5929 if you’re seeing seal failure.
You can replace the glass unit without replacing the whole frame if the frame is square and the mullions are sound. That’s a repair we handle regularly. If the frame is corroded, out of square, or the rough opening is water-damaged, a repair is throwing money at a structural problem. We’ll tell you which one you have, in writing.
A single window or door replacement is typically a one-day job from removal to final trim. A full addition or ADU build runs anywhere from three to eight months depending on scope, permits, and weather. We give you a written timeline before the first day of work.
We stock common PGT roller assemblies, weatherstripping, cam locks, and replacement glazing beads on our service vehicles. Glass units, full door panels, and sash are ordered to spec from our material suppliers to match your PGT code. KraftMaid, Cambria, and Silestone components are also on our documented material list for ADU kitchens and baths.
