Schluter Home Additions & ADU: The Jacksonville Owner’s Guide

If you’re planning a home addition or ADU in Jacksonville using Schluter waterproofing and uncoupling systems, the installed project cost typically lands between $45,000 and $130,000, depending on square footage, foundation work, and finish level. We stock and install Schluter DITRA, KERDI, and KERDI-BOARD products as part of larger addition and ADU builds, and we can usually start the planning and materials ordering within a week. Most Jacksonville homeowners discover a Schluter-related failure the same way: a cracked tile in a new bathroom, a musty smell near a shower bench, or damp drywall where an addition tie-in meets existing structure.

Before you go further, know this: Bradford Remodeling Co Jacksonville is an independent contractor. We are not a Schluter distributor or affiliated with Schluter Systems. We buy Schluter products through authorized channels and install them according to Schluter’s published specs, but we do not speak for the manufacturer.

Which Schluter Models This Applies To

Schluter makes several product lines that show up repeatedly in Jacksonville additions and ADUs. The KERDI line is a bonded waterproof membrane used in showers, tub surrounds, and wet areas. DITRA and DITRA-HEAT are uncoupling and electric floor-heat membranes that go under tile. KERDI-BOARD is the foam backer panel used for shower walls, benches, and niches. On a home addition or detached ADU, you’ll typically see all three in the same project: DITRA on the bathroom floor, KERDI on the shower walls, KERDI-BOARD for the bench and niche.

The compatibility gotcha we see in Jacksonville: DITRA and KERDI are not interchangeable. DITRA is a floor product with dovetail fleece on one side and a grid of square cavities on the other. KERDI is a wall and waterproofing membrane with fleece on both sides. If someone installs KERDI on a floor or DITRA on a wall, the thinset bond fails. That’s the kind of mistake that doesn’t show up for six months, then you get a cracked tile and a wet subfloor. We also see homeowners buy the right product in the wrong thickness. KERDI membrane comes in rolls, but KERDI-BOARD thickness matters: 1/2-inch for shower walls, 2-inch for benches and curbs. Using 1/2-inch KERDI-BOARD for a bench saves $40 and fails inside a year.

OEM versus aftermarket: for shower waterproofing, buy Schluter. The fleece bonding layer is the product. Generic waterproof membranes exist, but Schluter’s warranty only applies when all components (membrane, corners, pipe seals, drain) are Schluter. Mixing brands voids the manufacturer warranty and gives your insurance company a reason to deny a water damage claim. We do not mix brands on Schluter builds.

Signs Your Schluter Home Additions & ADU Is Failing

  • Stained or darkened tile grout at the shower floor perimeter. Water is pooling under the tile because the DITRA or KERDI bond failed at a seam. Caulking won’t fix it. The membrane has to be opened, dried, and re-bonded or replaced.
  • Musty smell that lingers near a shower bench or corner. Water has penetrated behind the KERDI-BOARD. In Jacksonville’s humidity, mold sets up fast. The longer it sits, the farther the water wicks into the framing.
  • Loose or hollow-sounding tiles in a bathroom added within the last five years. The thinset separated from the fleece layer. This happens when the membrane was installed over a wet or dusty substrate, or when the wrong thinset was used. Schluter requires unmodified thinset between DITRA/KERDI and tile in most applications. Modified thinset between two impervious layers can’t dry properly.
  • Cracked grout running in a straight line across a floor. That’s a subfloor joint telegraphing through. DITRA exists to prevent this, but if the subfloor wasn’t prepped flat before installation, the membrane bridges the gap instead of uncoupling it. The tile takes the stress and fails.
  • Soft drywall or bubbling paint at the base of a shower wall. Water is getting past the KERDI layer at the seam where the wall meets the pan. In an ADU or addition, this often happens when the framing settles differently than the original structure, and a seam that was tight at install opens up a fraction of an inch. That fraction is enough.

Replacement Cost & What’s Included

A remodeled primary bathroom with a soaking tub and walk-in shower

A full Schluter bathroom tear-out and rebuild within a Jacksonville addition or ADU runs $9,000 to $28,000 for a bathroom, with the shower portion alone at $4,500 to $12,000. If the failure is caught early and it’s just a shower pan or a single wall, you’re looking at $3,500 to $8,500 for the shower replacement and surrounding tile work. Whole home additions with Schluter systems throughout range from $45,000 to $130,000, and a full detached ADU with Schluter-compatible wet areas runs $90,000 to $220,000.

What drives the range: square footage, whether we’re rebuilding the shower or the whole bathroom, substrate damage behind the membrane, and whether the framing needs repair from water exposure. Every Bradford Remodeling job gets a written price before work starts. That price includes parts, labor, demolition, haul-away, and the written 365-Day Done Right Promise. No numbers move at the door. No surprise line items at closeout.

DIY or Call Us?

Waterproofing is not a Saturday project. If something’s already failed, you don’t know the extent of the water damage until the tile comes off and the substrate is exposed. We’ve opened walls in Jacksonville where the tile looked fine and the framing behind it was soaked to the studs. What we find determines whether this is a membrane patch or a structural repair. Leave the membrane, drain, and seams to someone who does this every week. If you want to check something yourself, look at the grout lines, smell near the bench, and note whether tiles sound hollow when tapped. That’s all safe. Rebuilding a shower floor is not.

Call us at (904) 337-5929. We’ll send a background-checked technician to open a small inspection area, show you exactly what’s failed, and give you a written price before any work starts. Curtis Lane has been locking in scopes like this for decades. Scope it right the first time, the job goes a lot smoother when nobody’s surprised.
